Accounting for landlords
Clean books per property, the right deductions and the Quebec slips tenants expect.
In short We track rent and expenses per property, prepare your T776 and TP-128-V, issue RL-31 slips and help owners abroad with NR4, NR6 and Section 216 filings.
What landlords struggle with
- Mixing personal and rental money, which makes expenses hard to prove.
- Not knowing what is a repair (deductible now) and what is an improvement (capitalized).
- Forgetting the Quebec RL-31 slip tenants need by the end of February.
- Unclear rules for short-term rentals and GST/QST.
- Owning from abroad, with 25% withholding on gross rent.
What we do
- Set up books by property and unit, with rent roll and arrears tracking.
- Categorize expenses correctly and separate repairs from improvements.
- Prepare rental income reporting within your personal tax return.
- Prepare RL-31 slips for tenants.
- Handle non-resident owner filings.
- Keep books by property for owners who hold through a corporation, with corporate tax filing.

FAQ
Do I charge GST/QST on rent?
Long-term residential rent is generally exempt, so you do not charge it. Commercial rent is generally taxable.
What is the RL-31?
It is the Quebec slip a landlord gives tenants, generally by the end of February, that tenants use to claim the solidarity tax credit.
Can you help if I own from abroad?
Yes. We handle the NR6 election, the Section 216 return and the Section 116 clearance when you sell.
